JV Partner Profit Update

Just got a text message a few minutes ago from my JV partner Tony in California:
 
"I'm leaving Starbucks now from a seller presentation... got a signed contract... woo hoo!"
 
I texted him back and learned the deal accepted is for:
7 years of seller financing with no money down and that we did the deal structuring together yesterday. He's driving and I have to verify later but -- if there are no changes to the numbers we created together than it looks like this...
 
Property is valued at $250,000 after $5,000 in repairs and rents for $2,195. Seller accepted $291,000 with 0% interest (principal only) payments of $1,120 a month and a balloon payment of $196,920 due in 7 years.
 
Deal is being funded with a $57,000 Roop provided private money first to cover $5,000 for repairs, $1,400 to reimburse postcards he mailed, PLUS $40,000 (!) in EXTRA cash at closing -- and balance used for all costs to buy and hold until occupied.
 
The profit in the deal is $75,000 with $40,000 in cash now, plus total net positive cash flow, plus $31,700 cash later.  In addition to the net cash flow, he also collects $638 each month to be set aside for projected taxes, insurance, vacancies, repairs and maintenance.
 
My profit share is $10,000 less the refund of any coaching fees he has paid since he officially began the Joint Venture program on September 1st.

Congratulations to JV partner Victor who got a deal accepted with $412k profit.
 
Congratulations to Jeff H. who got his first offer accepted with a projected profit of $91,500 over 9 years. The profit projected is $18,500 cash now, $19,500 cash flow and $55,500 cash later. Property is a 4-plex valued at $245,000 with gross rents of $3,200 with a projected resell price of $270,500 in 9 years.
 
Congratulations Bill on your recent partnership deal:  The $110,000 home is in great shape and will rent for $900. Seller accepted $94,500 with $5,000 down taking back $89,500 at $220 a month principal only payments, no interest, with balloon payment of $65,740 after 9 years.
 
The projected minimum profit is $50,500 with $18,500 extra cash at closing, $3,000 when occupied, $3,500 in net positive cash flow and $26,000 cash later.
 
I'll fund the deal with a $33,000 private money first lien to cover the $5,000 cash to seller, $18,500 extra cash, reimbursement of postcard marketing plus all other buy and hold costs.
 
My profit share is $10,000 minus 100% refund of Bill's coaching fees he has paid since he began the Joint Venture program in September. So we split the $18,500 in extra cash where I get $5,200 and he gets $13,300 -- on the day he closes to buy.
